For me personally it's hard not to be incredibly optimistic about the City of Spokane with the many renovation and new construction projects happening now in the Downtown core. While the majority of the projects are nearby the massive new Convention Center Hotel, all of Downtown is actually effected. And one of the most recent renovation projects Downtown is actually on the other side of the business district all together.
That project is just beginning and will be a redo of sorts on the historic Germond Building located at the corner of Lincoln Ave. and W. Sprague in Downtown's Davenport Arts District. In fact the Germond Building is directly across Sprague from the Davenport Hotel itself.
The project is underway and renovations are due to be complete in the fall / late 2014. Plans call for the upper floors to be redone into 18 apartments with rent tentatively to be in the $1,000 - $2,100 range with at least a couple different apartment sizes. The entry and lobby into the new apartments will be located at 822 W. Sprague. Parking can be arranged via paying a little more of a parking permit in the building owner, Diamond Parking's many Downtown parking lots. A very small group of parking spaces will also be available at the building.
The design work and building at the Germond Building is being completed by well known local developer, Ron Wells who was contracted by Diamond for this project specially.
The street level of the 4 story is currently retail / restaurant space which will remain the same use but will also undergo upgrades and renovations. We're told two of the three commercial tenants on street level will move out to make way for new business that have yet to be announced. One the street level businesses is currently Agave Latin Bistro.
Bob Spooner of Goodale & Barbieri Co. will be the building manager and also it's agent for leasing.
