If at first you don't succeed try, try again. That's the case of purposed new project coming soon to Coeur d' Alene's Midtown District. The building, which can be seen above has been purposed a couple of times before, until being withdrawn based on the outcry of the residents and business owners in the somewhat eclectic neighborhood just a few blocks up N. 4th from Downtown.
The developer of the project is Boise based non-profit, The Housing Company who is resubmitting this new conceptual project design which addresses some of the concerns of the neighborhood. The new plan calls for a 3 story structure with 38 apartments on the upper floors and a little more then 4,000 square feet of available commercial space on the street level.
The apartment portion of the project would be opened as affordable workforce housing with rent prices dependent on one's income. No tenants have been announced for the commercial space as the project is still in development phase. However, it is noteworthy to mention the building would remove two small commercial buildings currently on the site that house Fray and the Paris Flea Market. No word on where those business might go but, Paris does operate a second location further north on N. 4th.
The site for this project is in the heart of Midtown Coeur d' Alene located along N. 4th on the western side of the roadway in between Roosevelt Ave. and the Midtown public parking lot. If built the building's address would be 801 N. 4th Ave.
Construction, if everything gets approved will most likely start next year as some financing and permitting hurtles still have to be cleared. Also, the developer, The Housing Company has partnered with the local urban renewal agency, LCDC to see the project to completion adding to the revitalization work that LCDC and the City of Coeur d' Alene did a couple of years ago to the main Midtown business district.
