A small Montana based chain of ice cream shops called Sweet Peaks Ice Cream will be opening soon in Downtown Spokane. The company, which is based in Whitefish,MT has leased the space next door to Durkin's Liquor Bar in the 400 block of W. Main and after remodeling they hope to open there around April of this year.
Sweet Peaks Ice Cream is known for their handcrafted ice creams with both classic flavors and more seasonal flavor options, all made by Sweet Peaks themselves. Many of the seasonal flavors are unique challenging the big chain ice cream shops in providing a fresher, better local alternative.
This will be their 7th location, not including their food truck that operates over in Montana. Five of their current locations are in Montana with 1 being open during the warmer months only in Downtown Coeur d' Alene. Unlike some other ice cream shop chains, many of the ice creams they produce are also sold online in addition to a selection gift cards, shirts and hats, etc...

Babies R Us in Spokane to close as part of corporate reorginization
Many national media outlets have reported recently on the struggles of the New Jersey based Toys R Us,Inc. . The company filed for Chapter 11 bankruptcy protection back in September so we assumed it was only a matter of time before we saw a store closure announcement. That announcement unfortunately came overnight last night.
Toys R Us will close a total of 182 stores in both their Toys R Us and Babies R Us branded stores. Locally only of their 2 local stores will close, the store set to close is-
Babies R Us 6104 N. Division in North Spokane
The Toys R Us store at Broadway and Sullivan in Spokane Valley will stay open for business. Going out of business sales are to begin next month and stores on the list will likely close their doors sometime in April. No word on how many employees will be laid off as a result of the local store closure.
Stores in Everett and Silverdale,WA are also included on the store closure list but none in Idaho.

Plan to renovate Otis Hotel building into Hotel Indigo moves forward, ground floor spaces now leasing
It was announced back in October that a Portland based developer has acquired the former Otis Hotel building at 110 S. Madison on the west side of Downtown Spokane. His plan is to convert the building into a new location of the Hotel Indigo chain. And as it appears his renovation plan is now moving forward with an ambitious goal of opening the new hotel about 10 months after actual construction start.
Building permits we're filed a few days ago and are now in the " plan review " phase. Fisher Construction Group, which has offices in Burlington and Spokane is listed as the contractor on the project, this is also the same company who is wrapping up work on the new passenger terminal over in Everett at Paine Field among many other projects.
We only have some details about the new Hotel Indigo itself but know it will have 112 guest rooms and they will keep / update the existing Otis sign on the outside of the building . We hope to have a post with more about that in the future. But we do expect a trendy boutique style hotel experience as this is common with the Hotel Indigo brand.
Another sign that the Hotel Indigo Spokane project is moving along, is marketing documents are now being distributed to lease spaces on the ground floor. The new hotel will have a lobby on the ground floor and they are hoping to land a new restaurant for where the Carriage House Restaurant was many years ago.
At least 2 more tenants spaces are also shown as available for lease to retail or similar businesses. In the ad it says these spaces would be available for move in during the 3rd quarter of 2018, which ads up to the developer's 10 month construction plan. These spaces will rent for between $16 and $18 per square foot and are being leased by RenCorp Realty. Several other small local businesses have also opened in the same neighborhood recently in a sort of renaissance for the area.
We expect to be hearing more and more about this project so keep watching this site...

Circle K planning new stores in Spokane
Circle K, a chain of convenience stores usually with gas stations attached looks to be coming to Spokane soon. This only adds up as the chain is growth mode and expanded into the Tri-Cities market in 2012 with the acquisition of 18 Sun Mart brand stores.
The stores are coming to Spokane are all still in the planning phase but likely will be at least starting construction in the next few months. Because of this we also don't know an opening date but do know that the chain has submitted pre-development conference paperwork for 3 stores in Spokane. They are-
4415 N. Market ( south end of Hillyard )
2820 E. 29th ( corner of 29th and Regal, next to Discount Tire )
4221 S. Cheney Spokane Rd. ( in-between Yoke's and the mini storage place )
10 N. Pines Rd in Spokane Valley ( where the Sprague & Pines Albertsons once was )
All of these location are vacant lots today so each store will be new construction and not taking over existing stores. There may be more stores coming to the area but this all the information we have found so far.
The plans call Circle K branded full gas stations with a convenience store of about 3500-5000 square feet depending on the location. Also the planned stores on 29th and the one on Cheney Spokane Road also will likely include automated car washes. Circle K has operated convenience stores since the 1950's and today their HQ in Tucson, AZ oversees 8000 plus stores in almost all 50 states and several international locations around Europe and Asia. The chain is a wholly owned subsidiary of Alimentation Couche-Tard,Inc a Canadian based convenience store conglomerate that also has Holiday Stationstores under their wings.

What we're working on...
In-between posts on here I'm always looking into leads on new businesses and restaurants. Most always I have several going at one time but I figured I'd take a moment to share some of the cooler things that I know but don't have enough info to share just yet....
* Building permits are now in a pending state to renovate the abandoned Otis Hotel building on 1st Downtown. A Portland based developer is purposing opening a Hotel Indigo franchise there, apparently sooner rather then later. This has already been mentioned on this site but we're hoping for even more details.
* Amy's Donuts, a small Colorado Springs based chain of donut shops with crazy flavors often involving candy bars, cereals and more is planning on opening a location in Spokane Valley in 2018. I have contacted them 3 or 4 times and still no response on the local store but we will have more some day. Until we have more info, check them out at http://amysdonuts.com
* The Circle K convenience store chain looks to be coming to Spokane as they have building plans for 3 locations within the Spokane city limits. Quite possibly more will come too as all the info I have is in the city.
* The renovation of the Tradewinds Hotel in Downtown Spokane shouldn't be too much longer. Originally the hotel was supposed to be open by now as a Howard Johnson but the parent company decided the hotel didn't fit that brand so there have been a few delays. It reportedly will open as a Baymont Inn & Suites and we'll have the details on it soon.
Got a tip on one of these items, or maybe you know of a new business I don't know about , whatever the reason contact me at inlandbusiness@yahoo.com
And, you can now reach me on Reddit at inlandnwbusiness

Cooper George renovations near completion, new Downtown apartments will be ready soon
The Cooper George building at 707 W. 5th has been various types of senior citizen housing / assisted living for many years now. But, with the boom of people wanting to rent in and around Downtown Spokane it only makes sense that now would be the time to convert the 60+ year old structure back to it's original use, apartments for anyone.
For the past few months crews from Spokane based Baker Construction and others have been hard at work on the building. And, now we are able to report that the newly created apartments will should be ready to be moved into as soon as late February. In all the Cooper George will now be home to 144 apartments with studio, 1 and 2 bedroom units available.
The building has been completely updated providing modern apartments with upscale materials and finishes. But, it's main selling point will no doubt be the location as it's just a short couple of blocks into Downtown Spokane and has abundant public transit all around great for Downtown workers or those that just want to be close to all the events/ shopping / dining and more. The views are awesome too with units on the top floor ( 12th floor ) being able to overlook all of Downtown and all the way up to Mt. Spokane.
Apartments at the Cooper George building will rent from $1080-$1835 per month and the rent includes all utilities. Residents will also have access to a host of amenities including a roof top deck and a café space, etc. in process of coming to the completed building. New shops will be first of many at former Post Falls Outlet Mall
At one point just a couple of years ago both the North Idaho Outlets and Post Falls Outlets, along Riversbend in Post Falls sat almost completely vacant and closed up. But, those days are over and while we don't have 100% occupancy some new life has already returned.
Tedder Industries, a locally based manufacturer of gun holsters acquired the North Idaho Outlets section of the outlet malls and has done many updates. The southern building has been converted into a manufacturing facility for Tedder and the north building has been converted into the Tedder Business Center, where a handful of businesses have already moved in. But, today's news comes from the smaller Post Falls Outlet Mall.
This is the smaller complex where Dress Barn once was at 4005 W. Riversbend Ave. It too has come under new ownership as of the Summer of 2017 and updates are already in the works throughout. The complex is now considered the Riversbend Commerce Park and Select Properties Co. is doing leasing and property management for the complex. Now in the re-tenanting process things are going full steam ahead with many local businesses being attracted by extremely competive lease rates.
Active leasing of spaces began in November and as of early Jan. 27% of the spaces are already leased. There are also signed agreements in place for another round of new tenants to open at the shopping center by March 1st which brings the occupancy rate back up to 51%. In all the complex offers about 65,000 square feet of commercial space.
So, what businesses will be opening at the Riversbend Commerce Park? They say it's a perfect mix of home furnishings, home décor, e-commerce, office and food & beverage. The Cabin Restaurant and Northwest Title Loan, the last remaining open tenants for the outlet malls will stay open but will be joined by at least...
The Rusty Star- opening Feb 1st, The Rusty Star is a locally owned and operated retail store. It will be a home décor store specializing in custom wood signs, flags and other vintage goods. They will open in a 2,250 square foot space.
Faithful Chocolates- Moving from near Wal-Mart in Post Falls, Faithful looks to already be open for business at the Riversbend Commerce Park. They are also a local business, specializing in chocolates with a selection of Christian books and gifts.
Looking to open a business or move your business to Riversbend Commerce Park? Many spaces are still available for lease but they are obviously filling up fast. Spaces are leasing for .30 to .50 cents per square foot, which are well under market rate.
For more information on leasing contact Cory Turnbull at 208-691-2995 or on his website at-
http://cdacommercial.com on that site you'll also find a marketing flyer and a few YouTube videos of the spaces still available for lease.

Large new office buildings planned at Spokane Valley's Pinecroft Business Park
Pinecroft Business Park is already a very active area of businesses along Mirabeau Parkway in-between Pines and Mirabeau Park in Spokane Valley. Businesses like Next IT, Sears Marketing Center, Faneuil, Salesforce.com and a several more already have offices in the complex. But, the northern end of the development is still largely vacant land, but we're now learning there is big plans for a portion of this area.
The area along E. Pinecroft Way where the property abuts the Spokane River will gradually become a complex of large new office buildings with one tenant already signed on and likely many more to be announced in the near future.
Three office buildings will be built out as the market demands along the river. Each will have about 42,000 square feet with the first building's second story already being leased, that building will be at 12939 E. Pinecroft Way.
That space will be used by Northwestern Mutual who plan to consolidate their Spokane offices in the one office at Pinecroft. Their offices had been in a couple of buildings South Hill and this move will give that company more space with an about 20,000 square foot office. It will also allow Northwestern Mutual to hire more financial advisors and professionals. The first floor is still available for lease and plans are for the first building to be complete sometime this Summer.
In recent months Pinecroft Business Park has also completed development and construction of 2 buildings right next to each other at 12709 E. Mirabeau Pkwy. . One of the 2 buildings at 10,000 square feet is now occupied by PayTrace, Inc. a payment processing company. 12,500 square feet of office space remains for least there and plans call for a deli or similar food service business to also open at that same site at some point.
Pinecroft Business Park's businesses employ over 2000 and offer over 400,000 square feet of office space. The property is leased / managed by JMA Commercial Real Estate , for more information on Pinecroft visit their website at-

High end coffee shop to open in Downtown Spokane's Music City Building
Yet another renovation project will soon be bringing life back to another storefront on Downtown Spokane's western side. And, this one will mean Downtown will be gaining a new coffee shop unlike the others we have now.
Spokane based coffee roaster Roast House Coffee will take over 3000 square feet on the ground floor of the Music City Building at 1017 W. 1st, right by the Montvale Hotel. They will use the space as an upscale coffee establishment to be called First Ave Coffee.
This will be Roast House Coffee's first coffee house, although they do operate a tasting room in the same building as their production space at 423 E. Cleveland. Roast House will also continue to provide their coffee to numerous coffee shops and stands around the Inland Northwest.
We're told First Avenue Coffee will be " all about the coffee " they plan to have 5 pour over towers in addition to 4 espresso options. While there will be the more traditional coffee drinks served they also will provide organic high end small lots of coffees not previously available in Spokane. According to a recent article in the Spokesman Review some of the small lot coffees are worth more then $100 a pound with cups of coffee likely maxing out at around $20 a cup. But, yes there will be more standard espresso drinks available too, but why not try something new?
First Avenue will even have affogattos, nitro cold brew infusions and much more. There won't be much for food at First Avenue Coffee but they will likely have a small sweet selection. Construction has already begun and the plan is to have First Avenue Coffee open by April 1st.
There isn't a website for First Avenue Coffee just yet, but you can keep track of the progess on Facebook at- http://www.facebook.com/1stavecoffee
And, for more information on Roast House Coffee, where to buy and what they offer, check out their website at- http://www.roasthousecoffee.com

The Market adds unique new dining options to Spokane Arena
Last Summer it was announced that Spokane Arena was to add a unique new food court area in 4100 square feet of space on the North side of the Arena. And, after a few months of work that area called " The Market " is now open for business. And it's 4 new food vendors provide foods unlike anything else already at the venue.
These restaurants and all food and beverage services at Spokane Arena are operated under a contract with Centerplate. They also have updated a few other of stands to what are basically full restaurants in recent years. However, more traditional concession stands with beer, hot dogs and the like are still there.
Here is what new places guests will find in The Market-
Griddled - A new deli with grilled deli sandwiches
Crust- A new artisan pizza place serving pizza by the slice.
Craft Burger & Sausage- A menu of burgers and a couple of sausages ( as the name would imply )
Noodled- Asian inspired menu with noodles, wok-fired foods, banh mai sandwiches and more
Also, The Market features a new wine and beer area with 16 beers on tap. Unfortunately these new spaces are only open to ticketed guest during Arena events.
For more information on what events are coming up at Spokane Arena, check-
