Pinot's Palette and new wine bar joining Sprague Union District

 Spokane's Pinot's Palette paint and sip franchise is expanding and will soon relocate to a new home, leaving Downtown Spokane. But they aren't going very far and will be located in a space that the business owner says is much larger than their current home. 



Pinot's Palette , along with a new wine bar called 1919 Wine Cellar will open after some remodeling in the historic building at 1919 E. Sprague Ave. in the Sprague Union District. The building, which is a little over 5,500 square feet was formerly used as a retail store called Blue Cat Vintage. I'm told the new businesses are tentatively planned to open in the Spring of 2025.

The Paint and sip business will occupy the back portion of the building with a new spacious main classroom. The space will also have two private party rooms, one larger and one smaller available to groups of various sizes. 1919 Wine Cellar will occupy the front portion of the building and will be owned and operated by the same local owner as Pinot's Pallette.

The same owner also operates a second Pinot's Palette in Coeur d' Alene at 728 N. 4th, that location will stay open in its current location. The Spokane Pinot's Palette will also still remain open until the move at their current location at 319 W. Sprague Ave. in Downtown Spokane. The Supper Club opening new location in Nine Mile Falls

Busy holiday season and don't have extra time to cook? Just love good food? If so, same here and this little piece of news is for you! Locally owned and operated meal service, The Supper Club is expanding and adding a new location for meal pickups and more. The new location is going into the building at 10013 W. Charles Rd, across from the elementary school in Nine Mile Falls. This will be the second location for the business as they also plan to keep their main location on Northwest Blvd in Spokane open as well.


The Supper Club will do some minor construction to the new space in January with hopes of hosting a grand opening celebration in or about February. In addition to being able to pick up meals (delivery is also available) from the new location they also plan to be able to host events and even classes there.

3D/4D elective ultrasound studio opens in Spokane Valley.

 The Spokane area's first licensed sonographer owned and operated 3D/4D elective ultrasound studio opened recently in Spokane Valley. The new business is called 4D Weeks and is located at 303 S. University Rd. within a wellness center that also offers massage therapy, brows and Botox, mental health counseling, and a financial advisor.

With six years of experience, local business owner and sonographer April Kelly decided to follow her dream of opening her own studio, opening 4D Weeks in September. The business offers pregnancy confirmations, gender determination as early as 14 weeks, and the ability to see the baby in amazing 3D/4D technology.

Squad 9 now open in Post Falls

 Squad 9, a new locally owned and operated indoor sports facility and gym officially opened earlier this month in Post Falls. The new facility is located at 726 N Creative Way, just south of Seltice Way on the city's west side. 




The new business features sport specific clinics, homeschooling fitness, classes such as yoga, kid fit, stretching and even facility rental on the terf for teams, personal training, birthday parties, etc. For more information on Squad 9, give them a follow on social media via Instagram or Facebook

New grocery & liquor store coming to a building on the South Hill

 A new grocery & liquor store combo is planned to take over the former home of Owens Auction Gallery on the South Hill. Located at the corner of 17th & Ray (3204 E. 17th Ave.) the 14,625 square foot building will be remodeled and turned into a new store called South Hill Grocery & Liquor. The project is being planned by GS Bains who also operates a few convivence stores in the area.

The new South Hill Grocery & Liquor however will have a full grocery store set up with a wide selection of items one would typically find in a grocery store. Meats and produce will likely even be added a later date after the initial opening. The new store is estimated to be planned to open in the late spring of 2025, after a remodel of the building is completed.

According to building permit date on file with the City of Spokane the remodel will cost an estimated $100,000, no general contractor is shown as of the permit filing, however architectural work is being done by Russell Page Architects. After opening the local owners plan to add a gas station, laundromat and some type of restaurant at the South Hill Grocery & Liquor store site as well.

Changes coming to Franklin Park Shopping Center in North Spokane

 The changes continue at the Franklin Park Shopping Center, located in the 5000 block of N. Division in Spokane. The development, which has been a part of the community for decades is home to major national retailers like Ulta Beauty, Trader Joe's, Guitar Center and others. But it's owners New York based Kimco Realty Corp. are investing in changes and bringing in a couple of new tenants.

A few weeks it was announced that a new Boot Barn and a Bath & Body Works would join the in-line space there. Taking up a portion of the strip that was vacated by the recent closure of the Bed, Bath & Beyond store. But now a new change is also on the table as the current Burlington store is planned to move from their own stand-alone building nearby into the remaining 22,800 square feet of space that was formerly the Bed, Bath & Beyond store. Powell Construction of Bellevue will be the general contractor for the new Burlington store with design work done by MCG Architecture of Cleveland,OH.

We're also getting a peek at the plans for the soon to be vacated Burington Store as pre-development plans we're recently filed the City of Spokane to convert the 141,666 square foot structure at 5830 N. Division into a large self-storage development. The new storage facility isn't permitted yet and won't be able to be built out until the new smaller Burlington store opens but currently the plans call for adding a 1,000 square foot office on the north side of the building. Then building out 926 storage units of various sizes on both the first and second floors. No business name or contractor is included in the plans however design work for the project is being done by Seattle based Jackson Main Architecture.

 A new strip mall style building is now under construction on the northwest side of the intersection of N. Government Way and Hayden Ave. in the growing city of Hayden,ID. The new building is a 10,382 square foot building bringing upwards of six new businesses with many types of businesses possible from restaurants to retail to offices,etc.

The development is planned to be completed in the Spring of 2025 with no tenants able to be announced just yet. However, I'm told there has already been offers and a lot of interest in opening a business in the development. Bakery with French inspired pastries & chocolates coming to Hayden.

 Work is underway to for a new local business called B. Boulangerie to come to a storefront in Hayden. This would be the first brick and mortar location for what was previously "cottage bakery" doing custom orders. B. Boulangerie makes and sells French inspired pastries & chocolates and is currently planned to open at 8214 N. Government Way sometime in January.

The bakery's new location will be a retail grab n' go type establishment with just a very small seating area. Among the offerings will be croissants, Danishes, macarons, handmade chocolates, cinnamon rolls, napoleons and tiramisu. The business owners have been in the food industry since 2010 with one of the one of the owners having gone to pastry school and the other to culinary school. Both have worked in numerous restaurants from Colorado Springs to Manhattan and then back to North Idaho. Opening this bakery has been a dream of theirs for some time.

Uncle Rusty's Diner relocating to North Spokane

 Locally owned and operated, Uncle Rusty's Diner is moving from their current location on the western edge of Downtown Spokane to a new place in North Spokane. And, with the move they plan to expand the menu to include to dinner as well their current breakfast and lunch items. Exact menu details are still being worked out, however.

The new Uncle Rusty's Diner will be located within the former home of Spikes at 718 E. Francis Ave. . As of now there isn't a set opening date as they will need to do some work to prepare for the new restaurant. New Syrian restaurant coming to Spokane Valley


A new restaurant is in the works in Spokane Valley bringing an underrepresented type of cuisine to the area. Construction and planning are underway to open Arabian Palace a new restaurant from local owner Abdulkareem that will feature Syrian dishes.

Arabian Palace will be located in a storefront at 4902 E. Sprague Ave , a couple of blocks west of the Spokane Valley Costco store. We reached out to the owner but have not heard back as of my writing this for more details on the new business or an opening date. What we do know is that the business owner has been one of several chefs that occasionally cooks his delicious Syrian dishes at the Feast World Kitchen in Downtown Spokane.

Currently Arabian Palace doesn't appear to have a website or social media pages set up but follow Inland Northwest Business Watch's socials as we hope to share more as they progress towards opening.

New strip mall planned on Cecil Rd. in Post Falls

Planning and pre-leasing is underway for a new strip mall style commercial building coming soon to 910 N. Cecil Rd., just north of Mullan Ave. (corner of Cecil and Quad Park Ct.). The building will be slightly over 10,600 square feet, with spaces delivered in a "vanilla shell" for up to five different tenants.

No tenants are signed on to open here as of yet with it still early in the development process. But, like most commercial projects currently in the Inland Northwest there is already interest. I'm told the building is likely at least 12 months away from completion.

Local Market breaks ground on new Post Falls location

 Local Market stores do sell Chevron branded gas, but they are also a lot more than a typical gas station. The local owner opened their first store a couple years ago at the corner of Atlas & Seltice in Coeur d' Alene and recently broke ground for a new location, this time in Post Falls. This store will be larger than the original and will be the first of what will likely be a few new stores. Another store is also in the planning phase at 15th & Best in Coeur d' Alene and they are still actively seeking 1-7 acre lots for sale in Spokane or North Idaho for future stores.

The new Post Falls Local Market will be at the corner of Hwy. 41 and Hope Ave. and will likely open next year. This store will be about 25% larger than the first location and the owners describe the location as upscale with an espresso coffee shop and a San Francisco Sourdough restaurant location inside. The Local Market also offers a high-quality deli with fresh made breakfast sandwiches and fresh smash burgers using culinary grade ingredients which is not always found at other convivence store chains.

They also point out that many of the store items at Local Market are healthy and higher quality. Selling everything from Icelandic water in glass bottles, healthy sodas like Poppi and Olipop, and snacks like Siete chips made with avocado oil rather than traditional seed oils. They also offer a selection of cold pressed juices, craft beers, and locally sourced ice creams. The new Post Falls location will also offer a larger grocery and wine selection to cater to the large number of new residents moving into the area along Hwy. 41 on the eastern edge of Post Falls.

Northwest Golf Cars planning location in Liberty Lake

 Locally owned and operated golf car dealership is planning to open a new location in Liberty Lake soon. The company is working on opening the new location at 2210 N. Madson St Suite C, in the same building as The Bike Hub and Red Oak Barbershop. Currently they plan to open there in early December.



This will be the company's seventh location, another location is already operating E. Trent Ave in Spokane Valley and will stay open. Northwest Golf Cars is an authorized Yamaha golf car dealer with the new Liberty Lake location offer all services. From new and used sales, accessories, service on all makes and models of golf car with complimentary pick up within the Liberty Lake vicinity and golf car rentals with 2,4 and 6 seat rental options available.

Hot Pot Ramen House opening soon in Rathdrum

 


Work is underway and early signage has been posted for new ramen restaurant coming soon in Rathdrum. The locally owned and operated place called Hot Pot Ramen House is currently set to open sometime around mid-January at 8052 W. Main Suite 101 in Rathdrum's Downtown area.

To start Hot Pot Ramen House plans to offer a menu of “diy” ramen (with over 60 flavors from around the world), udon, boba drinks and hot tea. They also hope to eventually also offer teriyaki bowls. Two new shopping centers planned along US 95 in Coeur d' Alene

 The corridor along US 95 north I-90 in Coeur d' Alene continues to grow, construction is underway to convert the former Bed, Bath and Beyond store at 95 & Wilbur into a new Sierra Trading Post store. A bit south of there a Raising Cane's Chicken Finger restaurant is planned at 95 & Neider among others in the vicinity.

But two new projects are also coming that will bring with them space for additional new shops and restaurants by the way of new multi-tenant commercial buildings. Here's a look at what's planned:

Although this project is estimated to be about a year out, plans and pre-leasing are under way for this new development planned on the northeast side of the US 95 & Lacey Ave. intersection in Hayden. The project will consist of three buildings of 9,400 square feet each. The development is divisible with the potential to house up to 12 businesses of varying types. As it is early in the progress there is interest but no tenants that can be announced as of my writing this.

New Plaza and pad sites at 95 & Wilbur

Construction is underway for a new commercial development at the northeast corner of the US 95 & Wilbur Ave. intersection. The new development will be at accessed by the newly constructed roadway, Culture Way, which also accesses a new apartment community called Heritage Villas.

The first part of the project is a 12,000 square foot plaza type building available for a few businesses of various types. There is also interest already in this project, but no tenant names can be released as of my writing this. Three pad sites are also planned for future phases of this project.

Little Tokyo Hibachi & Bento Box opens in Spokane Valley

 A new locally owned and operated restaurant serving both Japanese and Indonesian cuisines is now open in Spokane Valley. The new establishment called Little Tokyo Hibachi & Bento Box opened earlier this month at 509 N. Sullivan Rd. Unit E taking over the space that was formerly the Kokoro Ramen restaurant.


Little Tokyo is owned by a husband & wife who have spent years cooking in Japanese steak houses, including Fujiyama in Liberty Lake. The menu consists of several hibachi dishes, bento boxes and even ramen options. Additionally, the new restaurant will also bring the owner's Indonesian backgrounds by introducing such dishes as rendang, nasi goreng and more.

As an Industrial Specialist at SVN Cornerstone, I actively track over 56 million SF of Industrial real estate in Spokane, WA and the surrounding market. This report aims to provide relevant information and updates regarding industrial developments that are currently under construction and being delivered.


Today’s report features the West Plains Sub-Market, which remains the most active area in Spokane for new construction and new deliveries. In 2024, deliveries exceeded 810,000 SF of logistics space, and currently 440,866 SF is under construction. This development is contributing to higher vacancy rates as new projects are being delivered.

The Artisan's Guild opens in North Spokane

 A new local Artisan Marketplace called The Artisan's Guild is now open in the at Northtown Square shopping center (across from Northtown Mall). The new business opened last week and is currently home to 25 different vendors with room remaining to grow up to 30 different vendors. 



The Artisan's Guild is the dream of the business owner who has spent years as a vendor herself. The goal is a space to promote awareness for various causes and disorders, while also creating a space for other crafters to be able to forge a path to get their own creations out and into the world. One other unique thing about The Artisan's Guild is the business also includes space dedicated to vendors under the ages 17 and under.



The new shop is located in a 1500 square foot storefront at 4727 N. Division Suite #100-C , which was last used as float spa. The Artisan's Guild is open Tues-Thurs 10-6 and Fri.-Sat. 10-8, for more information the new Marketplace follow them on social media via Facebook or Instagram

New commercial development coming at Hwy 41 & Early Dawn in Post Falls

 Work commenced a few weeks ago for what will eventually be a new commercial development along Hwy. 41 at the corner of Early Dawn Ave. in Post Falls. The project which is called Early Dawn Commercial Center will offer three new buildings, with building A (the building facing Hwy. 41) offering new spaces for retail and/or restaurants and the other two buildings being available as flex space. One of the building A suites even allows for a drive thru. 



Pre-leasing is already underway with what I'm told is already a few interested parties, but no releasable tenant names just yet. Per the marketing information for the project the development is set to be completed in the 1st quarter of 2025.

New mixed-use building planned in the Post Falls City Center area

 A large new mixed-use building is planned for a site at the southeast corner of Spokane St. and 4th in the City Center area of Post Falls. Plans call for removing a couple of structures that are currently on the site for the new building.


The new 50,000 square foot mixed use building named "Nonna" has already gone in for permitting with construction starting soon. With a deep desire to better their hometown, this exciting development was conceived by mother-daughter duo Laura and Kelsey Horn, who both graduated from PFHS (Laura class of '92 and Kelsey class of '19). This new development will occupy most of the north block and will abut Republic Kitchen + Taphouse. 



The upper floors of Nonna will house 33 apartment units with 9,800 square feet of commercial space on the ground floor. A 3,000 square foot space on the ground floor is already taken by Horn's and will be a new brunch resturant called Miss Dazee's. Over many years of travel the pair have visited numerous cafes and brunch spots, inspiring their dream of opening a unique brunch venue in their hometown.

HDG Architecture, co-founded by Post Falls native and childhood friend of Laura, Josh Hissong is the architecture firm behind the project. The ground-up build will serve as a catalyst for the burgeoning neighborhood, which has seen a handful of other developments in recent years, including a few others that HDG was involved with. 


Petunia & Loomis moving to new space in Downtown Spokane

 Local oddities store, Petunia & Loomis is on the move to a new home. After some time on Riverside, the business in the process of relocating to the storefront at 224 N. Howard, in-between Boo Radley's and Addicus. Meaning the business will stay open and remain in the Downtown area.

The new location will be a bigger space for the business, allowing them to do more events and activities. They plan to soon host regularly scheduled tarot classes, bug pinning classes, creepy crafting clubs, murder mystery parties, small concerts/ performing arts events and more. Currently they are working on preparing the new space and hope to be open in time for Small Business Saturday. The original location on Riverside is now already closed.

Raising Canes planning Coeur d' Alene location

 Work is underway on Spokane's first Raising Cane's restaurant on Newport Hwy. north of The Y, in a neighborhood which is becoming a hub of chicken restaurants. But it looks like the North Spokane site isn't the only Raising Canes planned to be coming to the Inland Northwest.



Raising Canes also recently applied for site development in Coeur d' Alene at 201 W. Neider Ave. directly at the corner of US 95 and Neider Ave., this is a pad site in front of the At Home store there (former K Mart). No actual building permits have been issued as of today as the city and the company are still working on the details of the planned new restaurant.

Plans currently call for a 3,368 Square foot restaurant building with a dual lane drive thru. The general contractor for the project is listed as Embree Construction Group,Inc. of Georgetown, TX with architectural work done by PM Design Group of Englewood,CO. . Since it is early in the development process no details are available on the actual construction timeline or opening date.

Livaway Suites eyeing Spokane Valley site for a new hotel

 Livaway Suites, an up-and-coming chain of extended stay hotels is eyeing a site in Spokane Valley. The Lehi, UT based hotel chain recently applied for a pre-development conference with the City of Spokane Valley to construct a new hotel at 13110 E. Nora Ave.. While no actual building permits have been issued as of today, the Livaway Suites website does show Spokane as a "coming soon" site. The company also recently opened a hotel in the Tri-Cities and will open another in Missoula in the middle of December.

According to Livaway Suites' website the hotels offer "An extended stay experience that feels more like home". The suites are offer vibrant interiors inspired by Scandinavian home decor and all locations feature on-site fitness centers, smart guest laundry, upgraded vending areas and a co-working hub. A representative with the chain says they hope to build their prototype hotel in Spokane Valley.

The prototype Liveaway Suites is a 4-story 126 room hotel, all suites are equipped with kitchenettes with full-sized refrigerators, cook-tops, microwaves, and dishwashers. They do point out that is still early in the process of building here so further details, like opening dates, etc. are not yet available.
